Brentwood HomeBrentwood Homes Sales Market Report for December 2011 . Home Sales increased again to 59 closings compared to 57 last year bringing the absorbtion rate to 5.2 months still within the range of what most consider a balanced market. My opinion is that we are rapidly moving to a sellers market since the inventory levels are shrinking every month and the demand appears to be increasing. The median price of Brentwood homes sold increased from $534,000 last year to $560,240 this year, a 5 percent increase, a sure sign that the market is changing.

For buyers who have been waiting for the best deals, you probably waited too long, but it’s not going to get any better in the near future. the list price to sales price ration for Brentwood homes in December was 96.6%. With 108 Brentwood homes currently under contract, and only 240 completed homes available for purchase, it leaves buyers with a small selection to pick from. I would suggest finding a buyers agent quickly.

Nashville homes sales increased 20 Percent with 1,592 closings reported for the month of November, compared to 1,326 closings reported for the same period last year. Nashville home prices increase 1.5 percent to a median price of $167,500 compared to $165,000 last November. More importantly the inventory of Nashville homes continues to decline to 11,972 homes compared to 13,598 last November, a decline of 14 percent. The laws of supply and demand are starting to show and prices will continue to rise as long as inventory levels decline and demand stays constant or increases.

Brookfield

Brookfield in Brentwood is a neighborhood of affordable homes on the east side of Brentwood off Sunset rd close to the Governors club.  Brookfield homes range in size from 3000+ square feet to 5000+ square feet, and in price from $400,000 – $680,000. All of the homes in Brookfield built between 1999 and 2006 .

These all brick homes have large lots and access to great community amenities including two neighborhood pools. Franklin HomeFranklin Tn Homes sales for August 2011 were a continuation of the trend we’ve seen for the last few months. Franklin Tn homes prices were higher than they were last August, and the number of closings were up also.

Franklin Tn homes have been increasing in prince for several months now, and the trend for buyers to purchase smaller homes seems to be reversing. Statistics are telling us that the averages on prices and sizes are now both going up. Buyers are moving to Franklin Tennessee for many reasons, including Williamson county schools, low property taxes, fantastic shopping and dining, and an easy 20 minute commute to downtown Nashville.

Home in NashvilleNashville Home Sales Increase 28 Percent in August – With 2,047 Nashville home closings for the month compared to 1594 closings in August 2010, aa 28.4 percent increase. The median residential price for a single-family home during August was $171,900, and for a condominium it was $152,000. This compares with last year’s median residential and condominium prices of $174,500 and $141,890.

Inventory at the end of August was 21,362, down 13 percent from 24,119 in August 2010. Average days on market for Nashville homes was 90 days.

Franklin Homes Market Report July 2011 – 154 Franklin homes sold in July with another 125 homes currently pending, not exactly what most home buyers would expect if you had been reading the paper or watching the news.

The fact is that Franklin always seems to have a more robust real estate market than the national or even Nashville market. With 1001 Franklin homes currently available for sale, the current absorption rate is now down to 6 months. Most experts call that a balance real estate market, but as always, there’s more to the story. In the more affordable price ranges of Franklin homes of up to $400,000, the absorption rate is actually down to 4 months, and a lot of the homes listed are not even built yet. What does it mean for buyers? Affordable homes in Franklin are going fast, and you can forget about the builders scaling up to meet demand, it’s not going to happen.
