The median prices of Franklin Tn homes sold increased 6% from $341,000 to $362,000 and the median size of homes sold remained basically the same at 2842 last year compared to 2850 this year. These are all great numbers for home sellers and should be a wake up call for buyers, because prices of Franklin Tn homes are rising fast.

Nashville Homes Market Report November 2012

NashvilleNashville Real Estate Sales Increase 38 Percent in November 2012 – There were 2,198 home closings reported for the month of November, an increase of  38 percent from the 1,592 closings reported for the same period last year. Sales of single family homes were up 37 percent with 1815 closings compared to 1320 last year, and Nashville condo sales were up 30 percent with 238 closings compared to 182 last year. Sales of farms and land were up 61% with 121 closings.

The median residential price for a single-family home during November was $179,900, compared to $167,500 last November, an increase of 7%,  and for a condominium it was $152,000, compared to $158,690, a decrease of 4%.

Inventory levels of Nashville homes declined 18% and Nashville condo inventory is down 34%, indicating that prices should continue to increase.

Nashville SkylineNashville real estate sales Increase By 33% in October – 1917 Nashville homes sold in the month of October compared to 1446 last year. Nashville condo sales increased 40% from 188 to 264. Prices are rising also with the median prices of Nashville homes up from $162,000 last year to $175,100 this year, and increase of 8%. Nashville condo prices increased from $139,500 to $157,000, an increase of 12.5%.

Market conditions for Nashville real estate continue to improve for sellers with the inventory levels of single family homes down from 12,537 last year to 10,539 this year, a reduction of 16%. Nashville condos are even more dramatic with a 26%  reduction,  from 1731 last year to 1275 this year. With an increase in sales and a decrease in supply, the market will always move prices higher.

  • 1917 Nashville homes sold in Octover, a 33% increase over the previous October
  • 264 Nashville Condos sold in October, and increase of 40%
  • the median sales price of homes increased 8% to $162,000
  • the median sales price of condos increased 12.5% to $157,000
  • days on market for homes is averaging 83 days
  • based on October sales, the absorbtion rate for Nashville homes is 5.5 months

Nashville homes have been rapidly moving toward a sellers market, defined as less than 6 months inventory. We expect the trend to continue for a considerable length of time due to the low interest rates, and the reasonably good job market in Nashville.

Mount Juliet HomeMount Juliet Homes Market Report July 2012 - Homes are moving quickly this summer in Mount Juliet and for the month of July 106 homes sold, with another 208 currently pending sale. With only 458 Mount Juliet homes listed in the Nashville MLS as available for purchase, it means that buyers are sometimes seeing multiple offer situations with the prices starting to rise. The list price to sales price ratio of 98% shows that the market has reversed  course, and now we are seeing a shortage of supply as the demand increases.

Spring Hill Tn homeSpring Hill Tn Homes Market Report July 2012 - for anyone who’s been watching my posts, this should be no surprise that prices on Spring Hill homes are increasing. The average price of homes sold in July was $246,815 compared to $222,294 last year, an increase of 11%. If you want to know why, this next statistic will tell you. 48 Spring Hill homes sold during the month with another 92 homes pending sale. With only 221 homes for sale in Spring Hill, that leaves us with only a 4.6 months absorption rate, and the inventory levels have been shrinking all year. Supply and demand are the driving forces for prices, and right now the demand is eating into the supply at a rapid pace driving prices higher.

  • 92 Spring Hill Tn homes are currently pending sale

Williamson County Schools are again the top schools in Tennessee, and the top elementary schools in the Nashville area once again are in Brentwood followed closely by Franklin schools. I’ve combined the TCAP scores for each area of testing Math/Reading/Science/social studies, and created a spread sheet for easy comparison. You can visit the Tennessee Department of education for information on schools not in the list.

As you can see, the scoring average for Williamson county elementary schools is much higher than the state average and fairly trounces Nashville schools. How big is the difference? If it were a report card grade it’s the difference between an “A” and a “D”.

The average for Davidson county (Nashville) is            18

Williamson County Schools average over 20 percent better test scores than their neighbors to the north in Davidson county, and 10 percent better than Rutherford county and Wilson county. Within Williamson county the two Brentwood high schools are another 10 percent better even than the Franklin and Spring Hill schools, and a full 30 percent better than Davidson county schools and 20 percent better than the state average. If you don’t think 20 percent matters, then don’t complain when your child gets an average score on their report card.
