Home Sales increased again to 59 closings compared to 57 last year bringing the absorbtion rate to 5.2 months still within the range of what most consider a balanced market. My opinion is that we are rapidly moving to a sellers market since the inventory levels are shrinking every month and the demand appears to be increasing. The median price of Brentwood homes sold increased from $534,000 last year to $560,240 this year, a 5 percent increase, a sure sign that the market is changing.

For buyers who have been waiting for the best deals, you probably waited too long, but it’s not going to get any better in the near future. the list price to sales price ration for Brentwood homes in December was 96.6%. With 108 Brentwood homes currently under contract, and only 240 completed homes available for purchase, it leaves buyers with a small selection to pick from. I would suggest finding a buyers agent quickly.
