nashville condoNashville Condo Sales April 2012 – Condo sales in Nashville have been improving along with the rest of the real estate market, fortunately for buyers, the overbuilding of the previous market means that the market hasn’t switched into a sellers market yet. The exception would be condos under $300,000 in the Vanderbilt and Green Hills area. Some high demand areas are now getting offers the first day on properties fairly priced.

  • 122 Nashville condos sold in April
  • the average sales price was $189,731 compared to $181,343 last year
  • the average size of condos sold was 1369 square feet with 2 bedrooms and 2 baths
  • days on market is down to 102 days
  • 153 condos are currently pending sale
  • 914 Nashville condos are currently listed in the MLS as available for purchase

As you can tell, prices are starting to rise and with 153 condos pending, availability will become an issue later in the year. I expect the prices of Nashville condos to increase in the next 12 months, so keep that in mind if you are planning to buy or sell.

Murfreesboro Homes Market Report for April 2012

Indian HillsMurfreesboro Homes Sales Increase 23 Percent in April 2012 compared to 2011 with 199 closings compared to 162 last year. Murfreesboro homes prices are also on the rise with the average price of homes sold increasing by 4.9 percent from $162,558 to $170,568. It’s a common trend throughout most of the suburbs of Nashville, and the real estate market in middle Tennessee is in rapid recovery.

  • the average days on market for Murfreesboro homes is down to 81

Murfreesboro is located approximately 30 miles southeast of Nashville and is the home of Middle Tn State University, the largest in the state with over 20,000 students. I expect home in Murfreesboro to increase in price over the next 12 months.

Million Dollar home in NashvilleNashville Million Dollar Homes Sales April 2012 – along with the rest of the Nashville real estate market has made a considerable improvement with 22 closing on Nashville homes over a million dollars, compared to just 14 last April. The median sales price for Nashville million dollar homes was $1,470,460 and the average size of homes sold was 7096 square feet. Following are the locations of luxury homes sold in Nashville during the month.

As you can see, almost all of the Nashville million dollar homes sold in April were on the south side of Nashville in Belle Meade and Green Hills, or in Williamson county in Franklin and Brentwood. It’s easy to tell that the luxury real estate market is improving based on the increase year over year, but also by the fact that builders are now building luxury homes again. Nashville Real Estate Sales for March 2012

Nashville real estateNashville Real Estate Market Report March 2012 – Nashville real estate sales continue to improve with 1963 properties closing for the month, that’s an increase of 17 percent over March of last year. The prices of Nashville real estate are starting to climb with the median residential price for a single-family of $168,500 compared to $165,000 last year, condominium prices are still lower at $135,000 this year compared to last year’s $143,000. Pending sales are also up with 2,239 sales pending, compared with 1,910 pending sales at this time last year. The average number of days on the market for a single-family home was 92 days.

The details of Nashville real estate sales are

  • 1592 single family homes sold for the month compared to 1412 last year an increase of 13 percent
  • 198 condos sold compared to 168 last year, and increase of 18 percent
  • 39 Multi-family homes sold compared to 18 last year
  • 134 farms sold compared to 72
  • the current inventory of Nashville homes is 11,787 compared to 13,465 at this time last year a 14 percent reduction
  • 1625 Nashville condos are available compared to 2122 last year, a reduction of 31 percent

The reduced inventory and increased sales should have the typical supply vs demand impact of raising prices of both Nashville condos, and Nashville homes. The trend has been consistent now for many months, and we expect the prices of Nashville real estate to increase for the remainder of the year.
