Nashville Condos Sales Increase 27 percent in January with 142 closing in Nashville and the surrounding communities compared to 112 last January. Prices of Nashville condos increased 7 percent from $166,844 to $178,847 and average days on market is down to 3.5 months. 230 Nashville condos are currently pending and only 1345 Nashville condos are listed in the Nashville MLS as available for purchase. My analysis is that the buyers are now becoming a larger group than the sellers and the bargains are becoming harder to find. My prediction is that the Nashville condo market will be a full blown sellers market by mid summer if not sooner. In some areas like Green Hills, it already is.

Brentwood Homes Sales Market Report for December 2011 . Home Sales increased again to 59 closings compared to 57 last year bringing the absorbtion rate to 5.2 months still within the range of what most consider a balanced market. My opinion is that we are rapidly moving to a sellers market since the inventory levels are shrinking every month and the demand appears to be increasing. The median price of Brentwood homes sold increased from $534,000 last year to $560,240 this year, a 5 percent increase, a sure sign that the market is changing.
For buyers who have been waiting for the best deals, you probably waited too long, but it’s not going to get any better in the near future. the list price to sales price ration for Brentwood homes in December was 96.6%. With 108 Brentwood homes currently under contract, and only 240 completed homes available for purchase, it leaves buyers with a small selection to pick from. I would suggest finding a buyers agent quickly.
