Nashville Condos Market Report January 2012

Nashville Nashville Condos Sales Increase 27 percent in January with 142 closing in Nashville and the surrounding communities compared to 112 last January. Prices of Nashville condos increased 7 percent from $166,844 to $178,847 and average days on market is down to 3.5 months. 230 Nashville condos are currently pending and only 1345 Nashville condos are listed in the Nashville MLS as available for purchase. My analysis is that the buyers are now becoming a larger group than the sellers and the bargains are becoming harder to find. My prediction is that the Nashville condo market will be a full blown sellers market by mid summer if not sooner. In some areas like Green Hills, it already is.

Nashville Homes Sales for November 2011

Nashville homes sales increased 20 Percent with 1,592 closings reported for the month of November, compared to 1,326 closings reported for the same period last year. Nashville home prices increase 1.5 percent to a median price of $167,500 compared to $165,000 last November. More importantly the inventory of Nashville homes continues to decline to 11,972 homes compared to 13,598 last November, a decline of 14 percent. The laws of supply and demand are starting to show and prices will continue to rise as long as inventory levels decline and demand stays constant or increases.

  • 1320 Nashville homes sold in the month of November compared to 1108 last year
  • 182 Nashville condos sold compared to 146 last year
  • The median price of homes sold in Nashville for November was $167,500 compared to $165,000 the previous November
  • the median price of Nasville condos sold in November was $158,690 compared to $137,500 last year a 15 percent increase

For home owners who are considering a move, this is good news because houses are selling, and the prices continue to increase. For home buyers it means that it will be harder to find the home you want, and when you do, it will cost more that it would have just a few months ago.

Nashville Homes Sales for August 2011

Home in NashvilleNashville Home Sales Increase 28 Percent in August – With 2,047 Nashville home closings for the month compared to 1594 closings in August 2010, aa 28.4 percent increase. The median residential price for a single-family home during August was $171,900, and for a condominium it was $152,000. This compares with last year’s median residential and condominium prices of $174,500 and $141,890.

Inventory at the end of August was 21,362, down 13 percent from 24,119 in August 2010. Average days on market for Nashville homes was 90 days.

Green Hills Homes Sales for February 2011

Green HillsGreen Hills homes sales were up 325 percent in February compared to February 2010 - I know that seems like a big increase, but last year only 8 homes sold in February and this year 26 Green Hills homes closed for the month. I was actually expecting the numbers to be a little low due to the snowy and cold weather, but buyers are out trying to get a deal. The average price of homes sold in Green Hills for February was $607,930 and the average size was 3716 square feet.

Williamson County School Rankings

Williamson County school rankings – as a realtor, I get this question a lot by parent who want to move their children into the best school they can find or afford, I have been consistent with my answer, and here it is. First thing is to start at the top and work your way down. Most parents focus on the elementary schools, but I think that’s the wrong approach. I believe the end result always shows up at the high school level, because the elementary schools are too inconsistent in the way they test students and record progress. Middle schools are a little better, but high schools use ACT scores, and they are available on the state tdoe website.

So here are the composite ACT scores by school in Williamson county for 2009.

  • Brentwood High School            24.9
  • Ravenwood High School           24.2
  • Franklin High School                 22.8
  • Independence High School      22.2
  • Centennial High School            21.5
  • Fred j Page High School           21.2
  • Fairview High School               19.7
  • Williamson county avg             22.6      

The average for the state is 20.7
